The London and St. Thomas Association of REALTORS® published its July 2026 report on August 5. These regional and London-area figures provide useful context, but they do not determine the value, competition or negotiating position of an individual property.

The July 2026 LSTAR snapshot
LSTAR reported 686 home sales in July, down 4.9% from July 2025. The same report showed 3,367 active listings and 4.9 months of inventory. These figures describe LSTAR's reporting area and should not be treated as a price or demand reading for every London neighbourhood, property type or price range.
The sales-to-new-listings ratio was 44.5% in July, compared with 41.6% in June. LSTAR cites a 45% to 65% range as balanced. July was therefore near the lower edge of balanced conditions, but still just below that cited range. That is more precise than calling the whole market balanced without qualification.
Average price and HPI benchmark measure different things
The July average sale price was $603,006, compared with $606,614 in June. An average summarizes the prices of the homes that sold during a period, so it can be influenced by the mix of lower- and higher-priced properties sold that month. It is not an estimate of what a particular home is worth.
The composite HPI benchmark was $557,000, down 0.7% month over month and down 1.8% since April. The benchmark is a separate reference measure intended to track a representative home rather than the exact sale price of an individual property. Average price and benchmark price should not be substituted for one another or used alone to set an offer or listing price.
London East, North and South price measures
For London East, LSTAR reported a benchmark of $430,000 and an average price of $456,416. London North had a benchmark of $621,000 and an average price of $701,759. London South had a benchmark of $556,300 and an average price of $607,101.
These are broad area measures, not neighbourhood or property valuations. A specific sale can differ because of property type, size, condition, location, improvements, lot, timing and the competing listings and sales most relevant to it. Use the White Oaks guide and Oakridge guide to organize property-level questions instead of assuming an area-wide figure answers them.
Benchmarks varied by property type
The single-family benchmark was $606,800, down 1.1% month over month. The townhouse benchmark was $428,400, down 1.0%, while the apartment benchmark was $330,000, up 1.8%.
The different monthly movements are a reminder to match any market discussion to the property category being considered. Even within one category, the city-wide or regional benchmark cannot replace current comparable sales and active competition for the specific location and property.
What the July figures may mean for buyers
For a buyer, 4.9 months of inventory, 3,367 active listings and a 44.5% sales-to-new-listings ratio provide a starting point for discussing choice and negotiating context. They do not guarantee that a well-priced home in a particular segment will have little competition, or that every seller will respond the same way.
Use current listings and recent comparable sales in the target area, then assess the property's condition and your financing, inspection and closing needs. What the July figures may mean for sellers
For a seller, a ratio near the lower edge of LSTAR's cited balanced range makes property-specific preparation and pricing especially important. The July data does not show what any one home will sell for or how long it will take. Relevant recent sales, active alternatives, condition, presentation and the seller's timing should inform the plan.
